I would like to know and advise other potential buyer of the property the following:
-Verify builder's quality of construction by personally visiting the projects, sites and visit other forums
-Verify the issues regarding bad qaulity of tiling, plumbing, other fittings
-Water leakage & poor electrical fittings - major issue
-Corporation water connection prior to the possession else you will end up spending huge amount through water tanker
-Ask builder to explicitly mention the date or month with year (DD/MM/YYYY) of possession in the "Sale Of Agreement" - many builder in Pune does not give the possession on time and you will end up paying more rent or pre-EMI. Refer consumer forums and other forums prior to making any deal with the builder.
-Do not pay the complete amount prior to verifying all the legal papers - better to engage a lawyer in the beginning rather than having an issue later on
-Ask builder to mention about delivery date of "Corporation Water Connection" the size of the pipe, drainage system, other ameneties to mention in the agreement of his official letter head
-Other ameneties like "Road", "GYM" , "CLUBHOUSE" and its plan/layout and date of completion to be mentioned in the agreement
These are just some good input before buying any property and beware of builders/developers lobby
